An exterior paint job lives or dies on what happens before the first coat. In Keremeos we start with the outside of the house itself: how the siding looks, where the paint has lifted, where the caulk has split, and which boards are soft enough to need attention from a carpenter before we paint over them.
We travel to Keremeos from the Penticton side of the valley for exterior work, so we like to look at the building properly during the quote and write down what we find. That way the price you receive matches the house, not a guess.
What an exterior quote usually covers
- Pressure washing or hand washing of siding, soffits, fascia and trim
- Scraping and sanding of loose and peeling paint back to a sound edge
- Spot priming of bare wood, rust stains and patched areas
- Re-caulking at window frames, door casings, corners and trim joints
- Two coats on siding, trim, doors, garage doors and railings
- Protection for plants, windows, light fixtures and walkways
Orchard country means dust and a lot of sun
Keremeos is orchard country, and properties here often back onto working land with gravel roads and open ground. That is a good reason to wash a house before painting: surface dust and grime stop new paint from bonding. We wash, let the walls dry, and only then start repairs.
Exterior work also depends on the weather. As a general rule, latex exterior paint should not go on below about 10 C, and the wall temperature matters, not just the air. We watch the product data sheet and will move a day rather than apply paint that will not cure properly.

Our exterior sequence
- Inspect and measure. We walk around the house, check for rot and failed caulk, and put the findings in a written quote.
- Wash and dry. The whole exterior is washed, then given time to dry fully before anything gets scraped or sealed.
- Repair and prime. Peeling areas are scraped, bare wood and patches are primed, and gaps are caulked.
- Paint and review. We apply the coats on the quote, remove masking, and walk the outside with you before we pack up.
The full process, prep and pricing factors are on our main exterior painting page.
Exterior Painting in Keremeos: questions
How do I know if my siding needs more than paint?
Soft spots under a screwdriver, boards that cup or split, and caulk that has pulled away from the wall are the signs. We flag them in the quote so you can decide who fixes them before painting.
Do you paint garage doors and fences too?
Yes. Garage doors are usually included with the house. Fences and decks are a separate surface type, so we list them on their own line in the written quote.
Will you work if rain is in the forecast?
We try not to. Wet surfaces and damp mornings ruin adhesion, so we shift the schedule instead of painting over moisture, and we tell you when that happens.
