An exterior repaint is mostly about what happens before the paint touches the wall. Siding that has not been washed, trim that has not been scraped and caulk that has split open will all shorten the life of a new coat, no matter how good the paint is. In Penticton we treat the outside of a home as a prep job first and a painting job second.
We repaint house siding, trim, fascia, soffits, doors and garage doors on single-family homes, townhomes and small commercial buildings. The quote spells out which surfaces are included so you can compare it line by line.
What we do on the outside of a building
- Pressure washing or hand washing to remove dirt, chalk and loose paint
- Scraping and sanding peeling areas back to a sound edge
- Replacing failed caulk around windows, doors and trim joints
- Spot-priming bare wood and patched areas before the finish coats
- Painting siding, fascia, soffits, trim, entry doors and garage doors
- Protecting plants, walkways, windows and fixtures while we work
Timing a Penticton exterior around the weather
Exterior latex paint should not be applied below about 10 C, and the temperature of the wall matters as much as the air. That means the work belongs in the warmer part of the year, and good dates fill up. If you want your house done before a particular event or listing date, ask for your quote early so we can pencil in a window.
Penticton homes sit between two lakes, and walls closer to the water can stay damp in the morning. We check that surfaces are dry before coating, and we would rather move a day than trap moisture under fresh paint.
If your house was built before 1960, Health Canada says lead paint is probable, and it is possible up to 1990. Tell us the age of the home when you call so we can plan testing before any scraping.
Ask about colour early. Exterior colours look different on a large wall than on a small chip, so we recommend painting a test patch on a hidden section of siding and checking it at different times of day.

The order we work in
- Inspect and quote. We look over every wall, trim run and door, note the rot, peeling and gaps, and write up what will be fixed and what will be painted.
- Wash and scrape. The surface comes clean first, then loose paint comes off and edges get sanded smooth so the new coat grips.
- Repair and prime. Caulk goes in, damaged spots get patched, and bare areas get primer.
- Finish coats and review. We apply the finish coats, then walk the property with you before we pack up.

Exterior Painting in Penticton: questions
How do you protect my garden and windows?
We cover shrubs and beds with breathable sheeting, mask glass and hardware, and take down or cover items on the wall before washing starts.
Do you paint the soffits and fascia too?
Yes, if they are listed in the quote. They are often the first parts of a house to peel, so we usually recommend including them.
What if rain is forecast on your scheduled day?
We reschedule rather than paint onto damp surfaces. We will call you and give you the next workable day.
