An exterior repaint is a weather job first and a paint job second. In Summerland the question is rarely whether a house needs painting. It is when the siding, trim and fascia are dry enough, warm enough and prepared enough to hold a new coat for years rather than seasons.
We repaint the outside of Summerland houses in full or in sections. Some owners want every wall and the trim done at once. Others only need the sun-beaten south face, the garage door and the fascia, and we price what the house actually needs.
What the outside work involves
- Pressure washing to lift dirt, chalking and loose paint
- Scraping and sanding peeling areas back to a sound edge
- Replacing cracked caulk at windows, doors and trim joints
- Spot priming bare wood and patched sections
- Two finish coats on siding, trim, fascia and soffits
- Doors, garage doors, railings and porch posts
Timing the work for the valley’s seasons
Exterior latex generally should not go on below about 10 C, and it is the wall temperature that counts, not just the air. A shaded north wall can stay cold well after the sun has warmed the south side. So we read the product data sheet, check conditions each morning and move to another face of the house when one is not ready.
Summerland homes often have wide open exposure toward the lake or the orchards. Strong sun fades colour and dries out trim, and an unprotected edge is where peeling starts. We pay the most attention to horizontal surfaces, window sills and the bottoms of doors, because those fail first. Tell us your deadline when you ask for a quote and we will say honestly what the weather leaves us.
Colour changes on the outside deserve a test. Paint a sample board and look at it in morning sun, afternoon glare and shade, because a shade that looks calm on a chip can turn loud across a whole wall. We are happy to talk through trim and body combinations while we write your quote.

From first look to final coat
- Inspect the house. We walk the outside with you, press on suspect wood, and list every surface and repair in the written quote.
- Wash and repair. The house is washed, then scraped, sanded, caulked and patched, with bare spots primed and left to dry.
- Cover and paint. Windows, plants and walkways are protected, then we apply the coats in a sequence that keeps wet edges clean.
- Walk it with you. We check the finish in daylight, touch up what you point out, and clear our gear away after you sign off.

Exterior Painting in Summerland: questions
How long should I expect exterior paint to last?
It depends on the surface, the prep and the exposure, so we will not promise a number. Careful scraping and priming is the biggest factor we control.
Do you paint over old peeling paint?
Not without removing it. Loose paint gets scraped and sanded to a firm edge, and older homes get a lead check first.
Can you repaint only the trim and doors?
Yes. Trim and door work is a normal request, and we can leave siding for another season if the wall paint is still sound.
