Siding, soffits, fascia, trim and doors take the sun, the wind and the winter, and the paint on them gives up in a predictable order. First the south-facing trim chalks and peels, then the caulk lines open, then bare wood starts to grey. We repaint the outside of Lake Country homes before that turns into rot repair.
The job begins with a free written quote that lists every surface we will coat, how we will prepare it and what product type goes on. You see the plan before anything is touched.
What an exterior repaint covers
- Pressure washing to lift dirt, chalk and loose paint
- Scraping, sanding and feathering edges where paint has failed
- Replacing failed caulk around windows, doors and trim joints
- Spot-priming bare wood and stained areas before the finish coats
- Two coats on siding, fascia, soffits, trim, doors and garage doors
- Masking windows, fixtures and landscaping edges, then a cleaned-up site
Timing the outside work around the lakes
Lake Country runs along Wood Lake and Kalamalka Lake, and properties near open water tend to catch more wind and direct sun on exposed sides. Those faces are where we expect to do the most scraping and priming, and we point them out on the quote so you know why they cost more time than a sheltered wall.
Exterior latex generally should not go on below about 10 C, and the wall surface matters as much as the air, so early spring and late fall mornings can be too cold even on a sunny day. We schedule outdoor jobs for the stretch when product data sheets are met, and we would rather move a start date than paint into cold or damp surfaces.
Ask us about access too. Tall gable ends and steep side yards need ladders or lifts set safely, and we flag those on the quote so the setup is not a surprise on day one.
Finish choice matters outdoors too. A lower sheen sheds dirt less readily but hides lap marks, while a satin siding coat washes cleaner. Trim and doors normally get semi-gloss. We note each choice per surface on the quote so you can change one without redoing the whole plan.

The sequence on site
- Wash and inspect. Walls are cleaned first, and then we go around the house checking for soft wood, open seams and anything that needs a carpenter.
- Scrape, sand, caulk. Failed paint comes off, edges are sanded smooth and gaps are sealed so water stays out.
- Prime the problem spots. Bare wood, patches and stains get primer so the finish coat bonds evenly and does not show through.
- Finish coats and final look. We apply the finish coats, then walk the outside with you in daylight and touch up before we pack up.

Exterior Painting in Lake Country: questions
How long should I expect the house to be tied up?
It depends on size and weather, and we give a timeline in the written quote. Rain or cold delays are real, and we tell you plainly when a day is lost rather than painting through it.
Do you handle the garage door and entry door too?
Yes, and they are listed as separate lines on the quote so you can include or leave out whatever you like. Doors usually get a harder-wearing finish than siding.
My house was built decades ago. Is there anything to know first?
Health Canada says lead paint is probable in homes built before 1960 and possible from 1960 to 1990. Tell us the age of the house so testing can be planned before we scrape or sand.
